Subscription or pay as you go

VRBO Subscription or Pay as You Go
Figuring out if you should subscribe is easy
When you list your property with us we put your property onto several OTAs, VRBO included.
VRBO and Airbnb are great ways to expose your listing to millions of travelers. This additional exposure costs money but is worth the additional expense that both guests and owners incur.
While booking directly with VRMV is always the best choice for guests (see #bookdirect) we find that guests do not look beyond simply booking on the OTA that they first saw your property on.
They do not know there is a choice, and so we simply have to adapt to that.
One of the ways we cushion the homeowner from the fees that OTAs charge is to add 15% to the rent.
For example, let's say that you are requesting $10,000 for a week at your home.
We add 15% if they book through VRBO.
The result is that you, the owner, earn 85% of $11,500, which is more than the normal rent.
With VRBO, you have a choice.
You can subscribe for $699, or you can pay a 5% fee on rent, cleaning, and any other fees and you can obviosuly opt out and choose not to list your property on VRBO but this would mean that millions of people will not see your listing.
See the table below.
| Illustration of subscription advantages | Direct | With Sub | Without | |
|---|---|---|---|---|
| Rent | $10,000 | $11,500 | $11,500 | |
| VRBO Booking Fee | 5% | $575 | ||
| VRBO Subscription | $699 | |||
| Net to Owner | $10,801 | $10,925 |
The Math is actually easy
Currently, the subscription is $699.
If you do a rental at $14,000 you will then pay $700 at the 5% rate.
We cover any VRBO fees by increasing the rents we charge for guests that book over that channel. This covers the 5% fee however the fee is still taken by VRBO.
The Bottom Line is...
If you think you will do more than $14,000 in rental on VRBO, then it is worth it to buy the 1 year annual subscription.
In the long run, you will save $$$.
You do not have to pay anything now. I will pay the $699 for you and then deduct it against future rentals done through VRMV.
